Developers behind the ambitious Mosaic development project in Downtown Long Beach have unveiled plans for a vibrant mix of residential and commercial spaces set to replace the former City Place shopping center. The project, approved in early 2023, aims to revitalize the area with new dining options, expanded eateries, and exciting retail opportunities.

Expanding Culinary Offerings

Ammatoli, a beloved Middle Eastern restaurant located at 285 E. Third St., is set to undergo its second expansion since opening in 2018. The expansion will include additional outdoor seating, catering to the growing demand for its authentic cuisine. This move follows a previous expansion in 2021, which doubled the restaurant’s space and introduced a bakery and larger kitchen.

Padre Latin Table & Craft Cocktails, a prominent fixture in the East Village, will relocate near Ammatoli. The restaurant, renowned for its Mexican fare and craft cocktails, will continue to delight patrons at its new location on The Promenade North.

Culinary Innovation Continues

In the former home of Portuguese Bend, a new venture is set to emerge. Smoke & Fire Eatery and Villains Brewery will introduce Broken Spirits Distillery and Restaurant. This new establishment promises a unique experience with crafted vodka, gin, whiskey, bourbon, and aquavit—a nod to Eastern European flavors.

Expansion Plans and Development Timeline

The Mosaic development spans 14 acres between Fourth and Sixth streets, with construction expected to commence in early 2025. The first building, Jefferson Long Beach, will be developed by JPI on a 1.58-acre parcel. This initial phase will include luxury rental units, affordable housing, and commercial spaces.

The subsequent phases will see the construction of additional residential units and retail spaces, with developments scheduled to begin in 2026. The project aims to maintain a vibrant atmosphere with new retailers and tenants expected to join the lineup in the near future.

Preserving Community Events

In addition to the transformative development, the project organizers are committed to preserving community events that contribute to the cultural fabric of Downtown Long Beach. Events such as the Thursday Night Market, Friday Farmers Market, art walks, and festivals will continue to enrich the local experience.
